That’s why we’ve created this review of Alsander, formally known as Liv+, another popular student housing option in Gainesville.

Before getting into specifics, here are some quick facts about Alsander:

Location
Alsander is located south of UF campus on 13th Street, about a mile from the heart of UF campus. The location makes it easy to drive anywhere, and there’s a CVS Pharmacy and a Steak n’ Shake nearby, so a late-night snack is never far away.
Most students who live at Alsander choose to take the bus, ride a scooter or bike to class because of the distance from campus.

Parking
Alsander has a large parking garage for residents. At the time of publication, there is no information on Alsander’s website about what they charge for parking.

Amenities

Alsander offers many outdoor amenities, including an outside fitness center, a pool and clubhouse, and a dog park. Indoor amenities include study lounges on every floor, an automated package system, an indoor fitness center and a game room.
The indoor and outdoor fitness centers are complete with new equipment and Fitness On Demand.
Alsander has 24/7 on-site management that can help residents at any time, plus on-call maintenance.

Alsander offers a variety of floor plans including:

- Four bedroom: 4×4

At the time of publication on February 2025, rates at Alsander are not available on the website at this time. You can find current availability on their website and inquire about pricing by calling Alsander’s leasing office.
Each unit is fully furnished and comes with stainless steel appliances and in-unit washers and dryers. Some units have balconies that overlook the outdoor courtyard and pool, but these units are more expensive.
