That’s why we’ve created this review of Liv+, another popular student housing option in Gainesville.

The Basics
Before getting into specifics, here are some quick facts about Liv+:

Location
Liv+ is located south of UF campus on 13th Street, about a mile from the heart of UF campus. The location makes it easy to drive anywhere, and there’s a CVS Pharmacy and a Steak n’ Shake nearby, so a late-night snack is never far away.
Most students who live at Liv+ choose to take the bus, ride a scooter or bike to class because of the distance from campus.

Parking
Liv+ has a large parking garage for residents. At the time of publication, there was no information on Liv+’s website about what they charge for parking.

Amenities

Liv+ offers many outdoor amenities, including an outside fitness center, a pool and clubhouse, and a dog park. Indoor amenities include study lounges on every floor, an automated package system, an indoor fitness center and a game room.
The indoor and outdoor fitness centers are complete with new equipment and Fitness On Demand.
Liv+ has 24/7 on-site management that can help residents at any time, plus on-call maintenance.
Pricing and Floor Plans
Liv+ offers a variety of floor plans including:
- Studio
- One bedroom: 1×1
- Two bedroom: 2×2
- Three bedroom: 3×3
- Four bedroom: 4×4
- Five bedroom: 5×5
- Six bedroom: 6×6
At the time of publication on December 2023, rates for 2024 – 2025 at Liv+ range from the $1,000s to over $1,200 per person, per month, depending on unit type. All rates are subject to change. You can find current availability and pricing on Liv+’s floor plans page.
Each unit is fully furnished and comes with stainless steel appliances and in-unit washers and dryers. Some units have balconies that overlook the outdoor courtyard and pool, but these units are more expensive.
Liv+ allows residents to have pets and charges residents a pet deposit of $150, pet fee of $150 and a monthly charge of $25, as of December 2023.
