At Sweetwater, we are proud to offer a wide range of floor plans and are confident that there is a floor plan perfect for you. But, we also know that with so many floor plan options comes uncertainty and confusion.
If you are planning on living with just one roommate, you will want to look at our 2×2 (2 bedrooms, 2 bathrooms) floor plans. Our primary 2×2 floor plans are The Perry and The Waldorf, so to make your decision easier, we’ve written this article comparing both floor plans and pointing out their differences.
Comparing The Perry and The Waldorf
The Perry
Square feet: 728
Number of windows: 2
The Perry is configured in a somewhat symmetrical way. When you walk in the front door, you enter the kitchen and can see straight through the living room to the sliding doors and balcony. With an open floor plan, the space feels airy and spacious, and it’s easy to host a party with lots of people and communicate from space to space.
The living room has two doors, one on the left and one on the right, each leading to a bedroom. Both bedrooms have a closet inside and a connected bathroom. One key difference between the two bedrooms is that Bedroom A’s bathroom features a bathtub/shower combo and Bedroom B’s bathroom offers a standing shower. Aside from this difference, both bedrooms and bathrooms are fairly comparable in size and configuration.
The Perry is located on levels five through nine. All units are located near an elevator and/or staircase, so it is easy to move around within the complex.

The Waldorf
Square feet: 734
Number of windows: 3
The Waldorf has a unique configuration. As you can see in the 3D floor plan above, the common spaces of the unit are situated on one side of the unit. So, when you walk into the unit from the front door, you enter the kitchen. The open concept space allows you to entertain and enjoy the space with lots of friends. The bedrooms and bathrooms are situated just down a short hall off of the kitchen, offering more privacy from the living space.
The bedrooms in The Waldorf are pretty similar, with Bedroom A being just slightly larger than Bedroom B. Both bedrooms have private, ensuite bathrooms, and both bathrooms are the same in size and configuration offering stand-up showers.
The Waldorf is located on floors four through ten, and each unit is a corner unit, so there’s plenty of sunlight.

The Perry vs. The Waldorf
Unit Size and Layout
The Perry and The Waldorf have very similar square footage, with just a 8 square foot difference. Both floor plans have bathrooms connected to the bedrooms, so going to the bathroom in the middle of the night is just a few steps away. Both floor plans also have an island in the kitchen, making it easier to entertain and stay connected to people in the kitchen and the living room spaces.
Balconies and Views
Both units feature balconies. The Waldorf will offer neighborhood views, while The Perry has some units that overlook the courtyard, while others overlook the neighborhood and 12th Street.
Windows & Location
The major difference between the two floor plans are the windows and location within the building. The Waldorf is only offered as a corner unit, which means it has more windows but is farther down the hall.
Both floor plans have units on the tenth floor, which is home to the Sweetwater rooftop pool, sauna, wellness center, and study lounge, so living on this floor is sure to bring you peace and relaxation as well as fun and entertainment.
We hope this article explains two of the 2×2 floor plans that Sweetwater offers and makes it easier for your roommate and you to decide which floor plan is best for you both.
