Updates
September 20, 2023: We are excited to announce that Sweetwater has been approved for occupancy!
We wanted to share this good news as soon as possible. However, while we’ve received TCO from the City, there are some units that are not ready for move-in. Most residents will be able to move in this week, and all units will be ready for move-in by September 29.
We are finalizing our move-in schedule and plans, and we will send another email with more details to residents by tomorrow at noon.
September 20, 2023: Yesterday, we passed our fire alarm final and the 24-hour battery backup inspection. This is a major milestone on the path to receiving approval for occupancy. Sprinkler inspections and final MEP inspections on the remaining units as outlined in the Inspection Checklist will continue today.

September 19, 2023: We have updated the list of Inspection Checklist below to show the significant progress we have continued to make towards achieving TCO. Yesterday, we passed the retesting of 10% of fire alarm devices. The remaining multi-day inspections are underway and pending completion. In addition to continuing to pass inspections, the team completed the following at the property:
- Started to fill the pool with water after finishing pool plaster.
- Furnished study spaces on Level 2.
- Installed TVs throughout the building.
- Installed blinds in all units.
- Installed café booths and final woodwork is ongoing. The wood floors are complete, and the stair rails and treads have been painted.
September 15, 2023: We have secured rooms at the Hilton UF Conference Center for all residents who will be returning to a hotel provided by Sweetwater on Sunday, September 17. Please check your email for specific check-in information and hotel details.
September 15, 2023: Yesterday, Sweetwater successfully passed the Fire & Smoke Dampers, Air Handling Unit Shutdowns, and Duct Detectors inspections. The team continues to make excellent progress collaborating with the City of Gainesville on inspections and the remaining list of comments from officials to receive TCO. We have updated the list of Inspection Checklist below to show the significant progress we have continued to make this week towards achieving TCO.
Additionally, those who will be moving back into a hotel provided by Sweetwater on Sunday will receive an email this afternoon with specific check-in information.
September 13, 2023: We have added a section below titled Inspection Checklist showing our progress with the City of Gainesville on inspections. We have been working with the City on finalizing the inspections, but it is important to understand that it is an iterative process that includes feedback from the City’s inspectors. We have included the list of passed inspections to show the significant progress we have made towards achieving TCO.
In addition, the City of Gainesville has provided us with a list of comments to the building that we are collaborating on completing to receive TCO. We will provide updates as these items are completed.

September 12, 2023: We know this is a busy weekend with the upcoming Rosh Hashanah holiday and the Florida vs. Tennessee game in Gainesville, and we want to provide clarity to help you plan.
We’re still working with the City of Gainesville to pass all inspections and receive approval for occupancy.
At this point, based on our progress with inspections, we regret to inform you that move-in will be at the latest on September 29, 2023.
We are working closely with the City to receive approval to move residents in sooner. We will continue to provide regular updates on this page, including photos and videos. Additionally, we will provide a full inspection checklist from the City of Gainesville on this page by tomorrow, September 13, and it will be updated regularly as approvals are received.
Daily Credit Update:
For residents who are currently receiving a daily credit in the form of gift card or rent credit, we will continue to provide $200 per day until your unit is ready for move-in.
We understand that hotels have increased weekend prices during home football games. Because of this, beginning this Friday, September 15, we will increase our stipend from $200 per day to $400 per day each Friday and Saturday when there is a home football game, throughout the remainder of the delay.
Hotel Update:
For residents who are currently staying in a hotel room provided by Sweetwater, we regret to inform you that because of limited room availability due to the home football game, we cannot provide a room for you from Thursday, September 14 through Sunday, September 17.
While we are unable to reserve a large block of rooms due to this high demand, there are hotels available for reservation that are best reserved on an individual basis. We have contacted numerous hotels in and around the Gainesville area and have provided a list with availability below.
Please note the following:
- You must check out of the Hilton by this Thursday, September 14 at 11:00 am EST.
- You will receive a $1,000 digital gift card in order to make your own accommodations for Thursday, Friday and Saturday. Gift cards will be distributed via Engage on Friday, September 22.
- Beginning Sunday, September 17, we will resume providing local hotel accommodations. We will send check-in information by the end of the day, Friday, September 15.
- If, after September 17, you will no longer need a hotel provided by Sweetwater and prefer to opt into the daily compensation program, please contact the Leasing Office by Friday, September 15.

We apologize for this inconvenience, and we look forward to welcoming you home to Sweetwater as soon as possible.
September 9, 2023: All inspections required for occupancy (including Fire Alarm) are scheduled through the weekend and into early next week. The inspection of the BDA System occurred and passed today. We will continue to provide updates and expect to provide a full inspection report by the end of the day on Tuesday.
Here are additional construction updates:
- Flooring on levels 1 and 2 is complete.
- The parking garage is in the process of being cleaned of construction material and is being striped for occupancy.
- Level 1 amenity furniture installation is scheduled for Monday.
- Gym equipment installation is scheduled for Monday.
Additionally, here is further clarity on move-in communications:
- Move-in communication and instructions will be sent within a few hours of receiving TCO. Move-ins will occur within 24-48 hours of receiving TCO.
- Move-in will occur over two days. We will have white glove movers on-site to help unload your car and take your belongings from your car to your unit. More details about this service will be sent with move-in instructions.
If TCO is granted next week after all inspections, move-in is anticipated to start on Thursday, September 14.
We will continue to have crews on-site throughout the weekend and provide our next update on Monday, September 11.
September 6, 2023: We had crews on-site throughout the holiday weekend to continue construction. We’ve hit several major milestones and passed some critical inspections.
Here is an overview of important updates since our last post:
- Generator load bank test and fire pump tests were completed and passed.
- Our multi-day state elevator final inspection commenced today. We will provide updates on approvals as they are received.
- Unit furniture is now installed in all apartments.
- Installation of TVs in units started today.
- Landscape planting installation is now complete along W. University.
We will continue to keep you updated on this page as we draw closer to move-in.
September 2, 2023: In the wake of Hurricane Idalia, we have been working to get crews back to the site. Power was restored to site and limited crews arrived back on Thursday. However, we had many crew members who needed a day to clear their personal property, assess damage, travel back and recover from the storm. Most crews arrived back Friday and resumed work. Crews will be onsite throughout the holiday weekend to continue construction.
Here are our latest updates:
- We resumed inspections on Thursday and Friday and passed our fire pump final on Friday.
- This week we made great progress on wood flooring in the lobby.
- Flooring in the study spaces and fitness room were completed Friday.
- Furniture install is currently completed on Floors 3-7 and part of 8.
We plan to provide our next update on Tuesday.
August 30, 2023: Our hearts go out to each of you impacted by Hurricane Idalia, as we know residents, staff and construction crews are without power and experiencing dramatic flooding and damage from high winds.
At the property, we have spent the past two days securing the site and implementing safety measures to prepare for the hurricane. Additionally, many of our labor crews have left Gainesville to return to their homes and families to prepare for the hurricane.
The City has halted all construction activity due to hurricane protocols. Due to City closures, critical inspections have been canceled. We are waiting to hear from the City to understand when we can get our workforce back on-site and recommence inspections.
Regrettably, because we lost critical days in construction and inspections due to the hurricane, Sweetwater’s move-in is further delayed.
We project that your apartment will be ready for move-in at the latest on September 15, 2023. If your unit is ready for move-in earlier, you will be contacted to schedule a move-in time.
We will continue to provide the accommodations that you are currently receiving.
August 29, 2023: Due to Hurricane Idalia, which is forecasted to make landfall as a major hurricane, we have closed our leasing office in order to allow our staff to prepare. Our managers are still available remotely to respond to emails and texts, but please understand that communication may be delayed as our team makes preparations for themselves and their families.
At the property, we have spent the past two days securing the site and implementing safety measures to prepare for the hurricane or any extreme weather. Additionally, many of our labor crews have left the site and returned to their hometowns to prepare their homes and families for the hurricane.
Approvals update:
- Yesterday, we received fire alarm approvals on Floors 2, 7, 8, 9, 10 and the roof.
- We have received approvals on plumbing through the 9th floor.
- We had a successful generator commissioning which will allow us to move forward with all other life-safety finals.
- Due to Hurricane Idalia, the City of Gainesville has closed its offices on Wednesday, August 30 and will announce any further closures at the end of the day tomorrow.
- We are actively working with the City to reschedule remaining inspections that were scheduled for the rest of the week.
We will continue to provide updates as the storm progresses and we further understand the implications for any additional delays. We will email residents tomorrow as soon as an update is available.
August 27, 2023: We have now passed electrical on units through the 9th floor and plumbing through the 8th floor. We expect to have both electrical and plumbing approvals through level 10 this week.
Fire alarm testing began last week, and we will continue to work with the city each day this week to pass fire alarm and life safety inspections.
We started unit furniture install on Friday, and that will continue through this Friday across all units.
We remain on track to move residents into all units by September 7.
August 25, 2023: Today, we distributed the first round of $200 per day virtual gift cards and rent credits for August 18 – August 25 (7 days).
Gift card credit has been applied to your Engage account. If you have not received an email to set up your Engage account yet, please visit https://communityrewards.me/sweetwater/ and click Get Started. You will need to set up your account using the same email as your Resident Portal.

The next round will be distributed on Friday, September 1.
August 24, 2023: We continue to work diligently to prepare Sweetwater for residents.
We are excited to announce that we will begin furniture installation tomorrow, Friday, August 25. We continue to punch units across the building.
We have received approval for plumbing on floors 3-8. Additionally, we have received approval for electrical on floors 3-6. Fire alarm testing began on Wednesday and will continue this week and next.
The pool was shotcrete this week.
We also continue to make progress on the common areas on the first floor. We will begin installing wood flooring in the lobby tomorrow, and tile has been completed in the lobby restrooms.
We remain on track to move residents in by September 7.
August 20, 2023: We are conducting final inspections on the unit floors. So far, we have passed plumbing on Floors 3, 4 and 5. This week, we will continue to conduct inspections, including plumbing, mechanical and electrical, across all unit floors.
For the units that were originally unimpacted, we continue punch walks and final cleans this week. For the units that were originally impacted, drywall is now in and painting is underway. We will install cabinets this week. We remain on track to move residents in by September 7.August 17, 2023: We have been working very closely with the City of Gainesville for months and have found them to be good partners in the advancement of the project. We continue to work through inspections with them. Approvals are the last step in a multi-step process. We will not have approval until shortly before move-in. We are currently in the process of pre-testing our systems and remain on schedule to obtain approval for occupancy by September 7.
August 17, 2023: We are confident that we will move in all residents by September 7, 2023. We have a construction schedule that marks a path towards this goal, and we are actively working with the City of Gainesville to obtain all necessary approvals to make this happen.
Our first priority is to ensure all Life Safety Systems are operational and functioning properly within the building. To date, supply chain issues related to these critical systems have been one of our main challenges. All critical components are now in-hand and these systems are in place and ready for testing. We are currently testing our fire alarm systems, and we will do pre-function testing of all systems next week, with the intention to review with the City of Gainesville over the next two weeks.
Our next priority is to make all units move-in ready as quickly as possible. All units that were originally unimpacted by the delay are now in the final “punch” stage, in which we walk each unit to ensure it meets our quality standards. All units that were in the first set of delays, now have drywall, and cabinet install will begin next week. Due to the limited number of units in this set, we are confident that they will also be move-in ready by September 7, 2023.
We are scheduled to begin installing furniture in units on Friday, August 25.
On the ground floor, the lobby, elevator bank, mail room, and restrooms are being painted and will have wood flooring laid next week. These areas will be ready by September 7, 2023.
The study mezzanine on the second floor will be painted and have floors installed next week, the week of August 21. The fitness center is also being painted and having floors installed next week, with equipment installation planned for the week of August 28.
Our goal is to have the study spaces and fitness center completed by September 7; however, our priority is ensuring all students can occupy their units as quickly as possible.
Daydreamer and the rooftop pool are still under construction and will be operational by the end of September.
On the exterior of the building, the brick and facade as well as walkways along University Avenue are complete, and landscaping is underway. We continue to work on the facade along the other sides of the building, and these will be completed prior to move-in.
Our crews continue to work days, nights and weekends to ensure that we meet our September 7 deadline. We will continue to provide regular move-in and construction updates on this page.

August 16, 2023: If you selected Option B (hotel), please check your email for hotel placement information and check-in details.
August 10, 2023: Regrettably, move-in for all Sweetwater residents is now delayed.
All apartments will be ready at the latest on September 7, 2023.

August 4, 2023: Today, we notified a limited group of Sweetwater residents that their unit will not be ready for move-in on the weekend of August 18. Our team continues to work nights and weekends to get every unit at Sweetwater ready for move-in. As of now, we project to have these impacted residents moved in by September 7, 2023.

Why is the building delayed?
Unfortunately, the effects of multiple hurricanes, supply chain disruptions, and a shortage of construction workers have impacted us alongside so many others. We know this is extremely inconvenient and apologize for the situation.
Most recently, we extended our delay as a result of the critical days lost in construction and inspections due to Hurricane Idalia.
When will the building be done?
All units will be ready for move-in at the latest on September 29, 2023.
We will continue to provide you regular construction updates, and you will be notified as soon as your unit is ready for move-in.
Parking Questions
Will parking be affected by this delay? Can I still park my vehicle in the Sweetwater garage?
Unfortunately, the parking garage is needed for staging of construction materials. As such, you may not begin parking your vehicle in the garage until your unit is ready for move-in. You will not be charged for parking costs until your unit is ready for move-in.
Parking expenses incurred while living at alternate accommodations due to delayed move-in may be applied towards the moving / storage / travel expense reimbursement of up to $500. Be sure to keep your receipts! Reimbursement will be received in the form of rental credit to be applied to your account within 30 days of submitting these receipts.
Will scooter parking be affected by this delay?
Unfortunately, the parking garage is needed for staging of construction materials. As such, you may not begin parking your scooter in the garage until your unit is ready for move-in. You will not be charged for parking costs until your unit is ready for move-in.
Scooter parking expenses incurred while living at alternate accommodations due to delayed move-in may be applied towards the moving / storage / travel expense reimbursement of up to $500. Be sure to keep your receipts! Reimbursement will be received in the form of rental credit to be applied to your account within 30 days of submitting these receipts.
Will I be reimbursed for parking expenses I incur while I’m unable to park at Sweetwater?
Yes, parking expenses you incur while living at alternate accommodations due to delayed move-in may be applied towards the moving / storage / travel expense reimbursement of up to $500. Be sure to keep your receipts! Reimbursement will be received in the form of rental credit to be applied to your account within 30 days of submitting these receipts.
Compensation Questions
How am I being compensated?
We are providing you with two solutions other than what is outlined in our Move-In Guarantee. You have been enrolled based on your response to the form distributed on August 4, 2023. If you did not respond, you were enrolled in the rent credit under Option A.
Each option will begin on August 18, 2023:
Option A:
- $200 in the form of a gift card or rent credit each day until the day your unit is ready for move-in. Gift cards will be distributed on Fridays, beginning August 25, 2023, via Engage and continue to be distributed each Friday. Rent credits will be applied to future rental installment(s).
- Abated rent until move-in – You will not be charged rent, pet rent or parking costs until your unit is ready for move-in.
- Reimbursement in the form of a rent credit of up to $500 for any travel, moving, or storage costs incurred due to delayed move-in, to be credited within 30 days of submission of receipts.
Option B:
- We will assign hotel accommodations until your unit is ready for move-in.
- Abated rent until move-in – You will not be charged rent, pet rent or parking costs until your unit is ready for move-in.
- Reimbursement in the form of a rent credit up to $500 for any travel, moving, or storage costs incurred due to delayed move-in, to be credited within 30 days of submission of receipts.

Will my rent be abated?
Yes, your rent will be abated beginning August 18, 2023, until your unit is ready for move-in. This also includes pet rent and parking costs. Your daily rent installment is equivalent to the full value of your lease divided by the total number of days of your lease. You will receive a credit for each day until your unit is ready for move-in, which will be applied toward your current or future rent charges.
How does rent abatement work/how is my rent credit calculated?
For each day you are not able to occupy your unit due to the delay, you will receive a daily rent credit starting August 18 until the unit is ready for you to pick up keys.
Your rent abatement is calculated by taking the number of delayed days divided by the total number of days in the original lease. We’ve abated rent, premiums, pet rent, and parking on a daily basis based on the Schedule of Charges addendum in your lease (see example below).
Example:
Total Contract Amount/Total days in your lease (August 18, 2023 – July 31, 2024) = Daily Rent Credit
$12803.40/348 = $36.79 daily rent abatement
How do I claim my gift card?
To receive your gift cards you must set up an account with Engage. Here is how to do that:
- Go to the App Store on your mobile device
- Search “Engage Rewards”
- Download the Engage App (image below)
- Create an account with your email linked to your resident portal
- Follow the prompts and once you complete your account you will be able to see your gift card ready to be claimed
Please note that you must claim your first round of gift cards in order to receive your second round. Please make sure this is done to ensure seamless delivery of future gift cards.
I already paid my August rent. Do I get a refund? Or how will that be applied?
Any rent that has already been paid that qualifies for abatement will be applied as a credit towards your next rental installment.
What if I already made travel plans?
Be sure to immediately contact providers and update your plans to prevent any unnecessary charges. The following information might be helpful in making updates.
- U-Haul: Allows you to change your reservation for free.
- Hotel: Most hotels have a free cancellation policy and a free rescheduling policy – please check with them to see if you can change your dates or receive a credit.
- Flights: Please try to contact your airline to see if you can change your travel dates. Many airlines have eliminated change fees or will issue a credit if you need to reschedule your flight.
If you are unable to change your plans and incur any charges, we will offer reimbursement in the form of a rent credit of up to $500 for any travel, moving, or storage costs incurred due to delayed move-in, to be credited within 30 days of submission of receipts.
How do I submit my receipts for costs incurred due to any travel, moving or storage costs I incurred due to this delay?
Please submit receipts to [email protected] with the subject line “Sweetwater Move-In Delay Reimbursement Request.” Your account will be credited within 30 days of submission of receipts. We are only able to reimburse for up to $500 in delay-related expenses (i.e, travel, moving, storage).
How do I get my gift card? When will I receive my gift card?
Gift cards will be paid out via Engage. These are only available virtually, and residents can select Visa, stores and restaurants to redeem their money. You will get an email with instructions on how to set up your account prior to Friday, August 25, 2023, when the first set of gift cards will be provided. Gift cards will be provided at the end of each week on Friday.
Can I redeem my gift cards for cash?
Sweetwater is unable to convert your gift card to cash. However, if you’d like to convert your Engage credits to cash, we suggest redeeming for the MasterCard option. You can then contact MasterCard directly at 866-326-8689 and request the gift card value to be provided in the form of a check. The resident must be the one to call; guarantors may not make this request on the resident’s behalf.
Our understanding is that this can be done and typically takes 7 – 10 business days to process. When you call the number press 0 to speak to an operator.
Here is the information you will need to have ready when you call.
- Your full name (name listed on the gift card)
- Card number
- CVV
- The zip code and address associated with your card: 1225 W. University Avenue, Gainesville, FL 32601
Important: Be sure to provide an alternate mailing address to MasterCard. The address listed above is the Sweetwater property address and cannot accept mail at this time.
How do I use my Engage credits?
You can redeem for multiple gift card options on Engage, including MasterCard. The maximum you can put on a single gift card is $1,000, and you may redeem for multiple gift cards (ie you could redeem for two MasterCard gift cards – one for $1,000 and one for $400.)
How can I use the virtual MasterCard that I received from Engage?
If you choose to redeem your Engage credits for a MasterCard, this MasterCard can be added to your Apple Wallet and be used at any retailer that accepts Apple Pay.

When will I get hotel check-in information for September 17, 2023?
Hotel information was sent on Friday, September 15 to all residents who will be returning to a hotel provided by Sweetwater.
What hotel will I be able to check into on Sunday?
Beginning Sunday, September 17, Sweetwater is providing all residents who are opted into the hotel option with a room at the Hilton UF Conference Center. Please check your email for specific check-in information.

What if I want to change the package I selected on the housing form?
We are no longer to accommodate changes at this point.
If I order a package or mail delivered to Sweetwater, how would I get that?
For security purposes, you should not have any mail or packages delivered to Sweetwater until you move in.
