What to Expect on Move-in Day

- No heavy lifting and back-and-forth in the Florida sun on move-in day!
- Professional movers will unload all of your items from your car and transport them to your unit for you.
Move-in Day Experience
- At your designated move-in time, pull into the move-in line, located at the corner of W. 12th Street & W. University Ave.
- Once you’ve pulled into the move-in line, our team will ask for your ID, verify that you’ve completed your move-in checklist, and provide your move-in packet with keys!
- Professional movers will unload all of your items from your car and transport them to your unit for you.
- After your vehicle is unloaded, you will move out of the check-in line and park.
All units come furnished with:
- Wall-mounted smart television
- Entertainment stand
- Sofa
- Coffee table
- Bar stools
- Full-sized washer and dryer
- Stainless steel kitchen appliances
- Faux wood blinds on each window
- Deadbolt door lock
All bedrooms come furnished with:
- Full-sized bed
- Pillow-top mattress
- Two (2) under-bed/stackable dresser drawers
- Study desk
- Desk chair
- Please note, bedroom TVs are not included
1. Take Inventory of Your Unit
- You will receive a printed inventory and condition form in your move-in packet with your keys.
- You will need to take inventory of all items within your bedroom and common area. This way, if there are any small damages or if anything is missing, we will be able to address them and you will not be charged upon move out.
- This needs to be completed and returned to the front office
2. Read Your Resident Packet
- You will receive a digital copy of Resident Packet after move-in with all of the information you need about life at Sweetwater. This will be sent out via email.
3. Connect to the Internet
- Wi-Fi at Sweetwater is through WhiteSky. The Wi-Fi network name & password are provided on an information sheet that has been placed in your unit.

4. Set Up Your Conservice Account
- Sweetwater has partnered with Conservice for the monthly billing of your utility charges.
- Before move-in, Conservice will send a welcome email with more information including your web pin (password) and account number (username).
- Visit https://utilitiesinfo.conservice.com/ to login and view your balance, bills, usage and more.
Move-in Day FAQs
No heavy lifting on move-in day! Professional movers will meet you at your car, unload all of your items from your car, and transport them to your unit for you. All you have to do is grab your keys, park the car, and head straight to your unit!
If you’re moving in on September 22 – 23, you will need to schedule a move-in time for white glove service. The movers will be utilizing the elevators on these days.
No, you will not be allowed to pick up your key ahead of your scheduled move-in time.
If your unit is ready for move-in and you cannot move in during your allotted move-in times, you may pick up your keys during regular office hours beginning Sunday, September 24 and move yourself in. We will have carts available in the lobby for you to use on a first-come, first-serve basis.
Due to limited space on University Ave., it is imperative that you show up at your scheduled move-in time so that we can accommodate all residents. If you show up outside of your move-in window, you will be asked to come back at your scheduled move-in time.
Yes, any rent shown as due on your ledger in the Resident Portal must be paid prior to move in. Rent abatement for August has been posted, and September rent abatement through the day your unit is available for move-in will be posted by September 21.
The garage will be in use during move-in. If you have added parking to your lease, you can park in the Sweetwater garage after 6 pm on the day that you move in. Getting in and out of the garage will be difficult during move-in weekend, and we recommend not moving your car unless you must.
If you do not have parking through Sweetwater, street parking is first come, first served. Another option is the Downtown SouthWest Garage.
The resident or guarantor are the only people that can pick up keys. If the guarantor is picking up keys, please make sure you note this on your move-in sign up form.
During white glove move-in days we will not have additional bins or hand trucks for use outside of the white glove move-in service, so please plan accordingly. We will have bins available Sunday for self move-in on a first-come, first served basis.
We will have Sweetwater staff located around the building to provide any assistance needed to locate your unit. They will be dressed in Sweetwater shirts!
Please do not bring more than two vehicles through the move-in line. If you bring two cars, both vehicles must enter the line at the same time, and the resident must be in the first vehicle in order to check-in. We will not allow cars to go through the line multiple times.
Yes, you need to list Sweetwater as additional insured on your renter’s insurance policy. You also need to list your address (including your unit number) as your property address on your policy.
When you move-in, you will find Move-In Maintenance Request slips in your Move-In Packet. These will be color coded based on the type of maintenance request. For urgent items, please fill out this form and submit it in the building’s leasing office. For less urgent items, please fill out a Maintenance Request on your Resident Portal.
Please note: we are unable to respond to or manage maintenance requests via text or DM. All maintenance requests must be submitted using the methods described above.

Trash should be placed in the trash chutes available on each floor. Please do not put cardboard down the shoot or it will clog and back up trash for the whole property. Instead, please break your boxes down and leave in the trash room. Do not leave your empty packaging in the mail room, this makes it difficult for other residents to find their packages!
